How is my cash offer calculated?
Our offer is the home's after-repair value minus repair costs, holding and selling costs, and our margin — and we show you that math on the call. Compare net proceeds, not gross price: a listing costs 2–3% in commissions plus closing costs, repairs, and months of carrying costs.
What does "as-is" actually mean?
It means you don't fix, clean, or empty anything. We buy houses with storm damage, mold, code violations, open permits, liens, bad tenants, and full of belongings — and we handle all of it ourselves after closing.
What happens at closing?
We close at a licensed Florida title company, just like a traditional sale. The title company handles the paperwork, pays off any mortgage or liens from the proceeds, and wires you the rest. You bring a photo ID; we handle everything else.
How fast can we close — and can I pick the date?
Yes, you pick the date: as fast as 7 days, or up to 90 days out if you need time to move, finish probate, or coordinate a relocation. A typical cash closing lands in the 7–21 day range.
What if I owe more on the house than it's worth?
If you're underwater on your mortgage, a cash sale may not work — and we'll tell you that straight instead of wasting your time. In some cases we can still help; call us and we'll look at your numbers honestly.
Do you assign contracts to other buyers?
We're a real estate investment buyer and we may assign the contract — we disclose that up front, in writing, before you sign. Your price and closing date don't change either way: the contract you sign is the deal you get.
Who pays closing costs?
We do. There are zero commissions and zero closing costs to you — you keep 100% of the offer amount.
Can I back out after signing?
Our contract includes an inspection period, during which you can walk away. After that, the agreement is binding — which is why we walk you through every line before you sign, and encourage you to have an attorney review it.

What "as-is" really means

You don't clean anything out

Liens, violations, tenants — fine
Code violations, open permits, tax liens, HOA issues, bad tenants: we deal with all of it after closing. The title company sorts out what's owed from the proceeds.
What we can't do
If you owe more than the property is worth, a cash sale may not work — we'll tell you straight. And we're buyers, not lawyers: for legal or tax questions, we'll point you to a professional.
The part other cash buyers don't put on their site
When you sell to us, you're selling directly to a real estate investment buyer — not listing through a brokerage. Our founder is a licensed Florida real estate agent, but in this deal we're the buyer, not your agent. We're not acting as your representative or in a fiduciary role for you: we're purchasing for our own account, and we intend to profit by improving, reselling, or assigning the property. You are always free to hire your own real estate agent or attorney, and we encourage you to compare our offer against a traditional listing before signing anything.
